At The Opaline at Artist Hill, construction of the new multifamily development is progressing around an existing daycare that must remain fully operational in the center of the site. With an aggressive schedule requiring the new daycare to be open before the existing facility can be demolished, careful planning and sequencing have been critical to keep the project moving forward. Early in the project, our VDC developed a detailed concrete model to help the project team visualize each phase of construction, coordinate work around the active daycare, and identify potential challenges before they reach the field. The model provides a clear picture of how the concrete scope can progress safely and efficiently while keeping the overall project schedule on track.

Garage

Throughout the project, our VDC team’s role has extended beyond developing a coordinated concrete model. The team has evaluated site-specific concrete details, explored alternative approaches to phased construction, and created visual design options that allow the project and design teams to quickly compare potential solutions. By working through these options in the model before construction, the team was able to address complex sequencing and constructability questions earlier, providing greater clarity in the field and helping avoid unnecessary impacts to the schedule.

Foundations

The parking garage required some of the project’s most extensive coordination. Through detailed BIM modeling and collaboration with the project and design teams, our VDC team helped evaluate and refine elements of the concrete design to improve constructability while maintaining the project’s overall design intent.

Visualizing proposed modifications through BIM also made complex conditions easier to communicate and helped the team evaluate options and make decisions more efficiently.
