Our renovation of the former Buddy Lee Attractions building at 38 Music Square East demonstrates how strategic planning and technical precision can transform an existing structure into a high-performing space while minimizing disruption to the surrounding communityThe 17,654-square-foot interior renovation created a modern academic and creative hub for Belmont University’s Curb College of Entertainment and Music Business. The project includes new offices, classrooms, conference rooms, listening rooms, and practicum suites. Located between two fully occupied office buildings, the site required careful sequencing and constant coordination to ensure smooth execution.

Project Complexity

As with many renovation projects, unknown existing conditions required careful evaluation. The upper CMU and bar joist structure, along with the lower hollowcore system, needed detailed assessment before new systems could be installed. Our team grouted voids, repaired damaged hollowcore areas, and reinforced existing bar joists to extend the life of the building. Structural improvements were sequenced to protect stability while maintaining the schedule.

Advanced VDC and BIM coordination were also critical to managing this complexity. Digital modeling aligned new hanger points with reinforced structural elements, identified precise anchor locations, and resolved conflicts before construction began. This proactive approach was especially valuable during demolition of the existing elevator and construction of the new shaft.

The team also modernized the building while preserving its historic character. For example, the Techneon demountable partition system created flexible office storefronts without compromising design quality. Custom-fabricated brick and carefully selected exterior glazing maintained visual continuity while meeting modern performance standards.

           

 

Limiting Disruptions and Protecting the Neighborhood

Working in a busy urban setting requires proactive tenant coordination from day one. To support this effort, construction activities were strategically sequenced to minimize disruption, while communication with neighboring occupants remained consistent throughout the project. In addition, major demolition activities, including removal of the existing elevator and temporary bracing of a 41-foot CMU wall, were carefully planned to protect adjacent properties. In tight conditions like these, logistics planning becomes just as critical as construction execution. At the same time, dust control and environmental protection were key priorities. Through controlled demolition practices and disciplined site management, our team maintained a clean and safe environment for neighboring tenants despite the project’s constrained footprint.
